There are many queries from Owners on Stafford regarding Property Tax Payment to Municipality.
Understanding Property Tax from Avadi Municipality
I am trying my best through this article to explain certain guidelines of Tamilnadu Municipal Corporation Rules governing Property Tax.
I have given illustrations as PDF attachments which might help you in understanding better.

AVADI-Zone-MapAny Municipal Corporations are divided in to Zones .

Avadi is divided in to three Zones as A,B,C.
Parameters on Zone Division : How the Zones are Divided?
Zone “A”: It is normally developed areas having Main roads with Transport facilities and connecting the nearby areas well.
The Properties on both sides of MTH Road and Avadi Poonamalli Roads and properties that have main entrance to these roads come under Zone A.
Example: any gated community complex which has to come only to these roads to commute from their complex or house ( they might have internal roads inside leading from these main roads-in other words properties on dead-end roads branching from these main roads).
Zone B: The properties on the Roads leading to the above main roads and around and having proper internal Tar topped roads with street lights etc.
Example : VGN Stafford ,Sudharsanam Nagar, Green Fields area etc.
Zone C : Just started developing areas where Tar road or street lights are not there or just coming up.
Now these Zones are divided in to wards having many streets.
We all know that our” VGN Stafford” comes under the “Avadi Municipal Corportion” ,WARD 7,Thirumullaivoil.

Avadi-Ward-wise-street-list-2018-2019As per Zone, the Property Tax annual rental value is calculated, which forms the base for working out the Basic value component, for arriving at the Property Tax to be paid.
Now how do one find out the Property Tax to be paid for his flat in Stafford.
How one can log in and find the Property tax to be paid? Post assessment.
Please note VGN STAFFORD has not been assessed yet. The following is given just to give you an advanced understanding of the system. Having prior knowledge is always beneficial. However, you can do visit the site and check the necessary things.
- Log on to TN Urban E Pay Site ( https://tnurbanepay.tn.gov.in/ )

Corporation-Avadi-Log-in-page2.Register as new User. Make a note of the password created for future log ins.
Once registered now you can log in in to the home page.

Avadi-Municipality-Portal-after-Registration-and-logging-in3.Once you have entered your own page you can see your property details ( you can see only after you pay your assessment order is issued by Avadi Municipality),
4.You can calculate your property Tax with the help of Tax calculator and see the amount for yourself.

Calculation-of-Property-Tax-Stafford(While filling the form for Completion / Occupancy Date I have taken the” Partial” Completion Certificate date issued by CMDA .vide CMDA ltr No : CC No.EC / North-II/311/2018 dated 27-09-2018.)…..Issued for Phase 1 blocks
So When you are filling the form please note you have to key in for Completion / Occupancy date give the above date

Important to note that The Tax calculator just calculates your half-yearly tax as per govt norms. It will not show you the arrears to be paid for the initial taxpayer.
Also please note, the calculation of Property Tax ,is based on current GOVT. Rules and it can change anytime. I am sharing this just for your idea.
5. Many have already submitted their applications duly filled with Xerox copies of Sale deed and construction agreement , Partial completion Certificate Form and TNEB Card (which will have the EB connection date) to Avadi Corporation Revenue Officer in the First Floor of Avadi Corporation Building thro Ward 7,Revenue Inspector, in first floor.
6.The owners who have not submitted their application for Assessment too can get the Application form
( it will be in Tamil ) from the Ward 7 revenue Inspector 1st floor) fill it and submit with necessary supporting documents.
Once an Assessment order is issued one has to pay the Tax either in person or online as per your Assessment Order.
